Why have property management service?

A Property management service is there for yourself as well as for guests staying in your property. Having somebody beside you taking care of all little problems and enquiries will ensure peace of mind for you and a step closer to the perfect holidays for your guests.

When you have guests staying in your property we will provide them with our telephone number so they can call if required to make sure nothing stands in the way for them to enjoy their holidays.

A good service generally results in repeat bookings so in this instance, both the guest and the owner is happy. What does it cost the owner who is making 800 € a week for at least 8 weeks peak season? A management contract on a 3 bed apartment per week is 25 € including keyholding, property checks and stand-by for emergencies.

To ensure that your property is maintained and cleaned for your guests to the high standards you would expect for yourself we have set up a cleaners and maintenance team.

Should maintenance or repair situations arise while we inspect your property during the year we will email or call you inmediately to and can provide you with quotes for any work that needs doing.

We provide services such as key holiding service, management, making inventory lists and renting your property but we can never be hold responsible for any damages or missings. We will of course do a check while your guests leave before we return the deposit so that we can keep the deposit from the guests in part or whole when something is damaged or missing.

Full property services contract for Alcaidesa and Sotogrande property. Our Annual Contracts for start from an annual fee of 600 €.

Key Holding Service

A secure keyholding service can be provided for only 70 eurocent per day. We hand out keys for tenants staying in your apartment generated from our bookings. For any other alternative key collection arrangement we will have to be authorised in written to allow us to hand out keys this also applies when you arrange for any maintenance work to be carried out with private contractors and wish us to provide keys, then we must have written authorisation.

Annual Service

Comprising of regular external property inspection, letterbox clearance. Gardens and patios will be swept. Log books are held for each property, and we will submit regular reports via fax or email to our clients. Any damage will be recorded on digital camera, whereby images can be posted or emailed to the owner.

At the same time, internal property inspection, safety and hygienic checks are undertaken.

We will make sure that your Tarifa property is clean and, tidy, testing appliances to make sure all are in working order, gas, electricity, lightbulbs, security systems if applicable. The property will be aired, and plants watered.

We will also check the property in the event of a storm or flooding. We will make sure all TV's, telephones and electrical appliances are unplugged.
